What does a home inspection include?
A standard PHW inspection is a visual, non-invasive review of the home’s major accessible systems and components — typically roof, exterior, structure, HVAC, plumbing, electrical, attic and insulation, doors and windows, interiors, and major appliances. You’ll get a clear picture of overall condition and material concerns. More detail is on the Your Inspection page.
What is not included in a standard home inspection?
A home inspection is not a code-compliance certification, warranty, appraisal, or guarantee that nothing will ever fail. Hidden or inaccessible areas, environmental testing (mold, radon, asbestos, and similar), and specialized engineering analysis are outside a standard visual inspection unless separately arranged.
Who performs the inspection?
Tim Bausch — the owner and sole inspector. There is no rotating team. You work with Tim from scheduling through follow-up questions.
How long does an inspection take?
Most single-family homes take a few hours on site, depending on size, age, and access. Condos and smaller properties are often shorter; larger or more complex homes take longer.
When will I get the report?
You’ll receive a modern digital report, typically the same day as the inspection, with photos and clear findings you can share with your agent or contractors.
Can I attend the inspection?
Yes. Buyers and agents are welcome. Tim can walk you through key findings after the inspection so you understand what matters for the deal.
Do you inspect new construction, pre-drywall, and one-year warranty homes?
Yes. PHW offers new-build inspections, pre-drywall consultations, and one-year warranty inspections, in addition to standard resale inspections.
Do you offer wind mitigation and 4-point inspections?
Yes. Wind mitigation and 4-point inspections are available for Southwest Florida properties — often needed for insurance.

Residential inspections for Sarasota County and surrounding Southwest Florida communities, including Venice, North Port, Wellen Park, Sarasota, Englewood, Nokomis, Port Charlotte, Punta Gorda, Bradenton, and nearby areas.

What credentials does PHW hold?
Florida Home Inspector license HI 12698. Affiliation with FABI (Florida Association of Building Inspectors) and CCPIA. Tim brings about 15 years of construction experience and 25 years of inspection experience.
Are you available for pre-listing inspections?
Yes. Sellers use pre-listing inspections to understand condition before going on the market. Seasonal specials (when offered) appear on the homepage.
